Spring 2026: Is Your Property Ready for the Market?

Share

Spring has officially arrived on the Northern Beaches, bringing longer days, warmer weather and a fresh wave of activity to the property market.

Traditionally, spring is one of the most popular times of year for homeowners to consider selling. Gardens come to life, homes are filled with natural light and many buyers begin thinking seriously about securing their next home before Christmas.

If selling has crossed your mind this spring, a little preparation can go a long way.

At Kerry-Anne Nielsen Property, we believe a successful sale starts well before the property goes online. From presentation and preparation through to pricing, marketing and timing, every detail should be considered around your individual property.

Our Spring Selling Tips

1. Start with your street appeal

First impressions matter.

Take a look at your home from the street as though you were seeing it for the first time. Trim gardens, mow lawns, pressure-clean paths and driveways, clean the front entrance and consider whether any tired areas would benefit from a fresh coat of paint.

Sometimes the smallest changes can make the biggest difference.

2. Declutter, but don’t remove all the personality

The aim isn’t to make your home feel empty. It’s to create a sense of space and allow prospective buyers to imagine themselves living there.

Clear kitchen and bathroom benchtops, simplify shelving, remove excess furniture and tidy cupboards and storage areas. Buyers will open doors, so don’t forget what’s behind them!

3. Make the most of spring light

Natural light is one of your home’s best assets.

Clean windows, open curtains and blinds and trim back any greenery blocking light from entering the home. When preparing for photography and open homes, think about how each room feels at different times of the day.

This can also help determine the best time to photograph your property and schedule inspections.

4. Finish those little jobs

Every home has a list of jobs that have been put off.

A loose handle, chipped paint, dripping tap or tired garden bed may seem insignificant when you live with it every day, but buyers often notice the details.

Before going to market, walk through your home room by room and make a list of anything that could be easily repaired or refreshed.

5. Think about styling

You don’t necessarily need to completely restyle your home.

Sometimes repositioning furniture, removing a few pieces or introducing fresh linen, artwork and greenery is enough to completely change how a space photographs and feels.

For some properties, professional styling can also be worthwhile. The right approach depends on the home, the likely buyer and the overall campaign strategy.

6. Don’t rush your campaign

Spring can be a busy selling season, but getting onto the market quickly isn’t always the same as getting onto the market well.

Allow enough time for repairs, styling, photography, floorplans, copywriting, contracts and campaign preparation.

A considered launch means your property can make the strongest possible first impression when buyers see it for the first time.

Should you sell this spring?

There isn’t one perfect time to sell every property.

While spring brings plenty of opportunity, the right timing should depend on your property, your local market, competing stock, buyer demand and, most importantly, your own plans.

That’s why we always recommend starting with a conversation.

Even if selling is something you’re considering for later this year or beyond, understanding your property’s current value and what you may need to do before going to market can put you in a much stronger position when the time comes.

Property Done Personally

At Kerry-Anne Nielsen Property, no two sales campaigns look exactly the same — because no two properties or owners are the same.

From our first conversation, through preparing your home, creating your campaign, welcoming buyers through the door and negotiating the final sale, we’re there personally throughout the entire process.

You know who you’re calling, and we know you, your property and your plans.

If you’re considering selling this spring, or simply curious about what your property could be worth in the current market, we’d love to have a conversation.

A NEW ADDRESS AWAITS.

PROPERTY DONE PERSONALLY.
